NOCs / Documentation Submission

Self Redevelopment > NOCs / Documentation Submission

There is a long list of documents that needs to be prepared for submission to various authorities as mentioned below:

For Submission of Proposal

  1. 7/12 extract.
  2. CTS plans.
  3. PR cards with area in words.
  4. DP remarks.
  5. Latest survey remarks from AE (Survey) BPWS.
  6. Latest RL remarks from EET &C.
  7. Road demarcation from AE (Survey) EET & C.
  8. Status of existing road from AE (maint) R/N ward.
  9. Inspection extract of property tax.
  10. Search and title report from solicitor.
  1. List of existing members along with existing carpet on the letterhead of society.
  2. Physical survey plan with width of existing road for plot.
  3. Copy of Physical survey plan of existing building to ascertain existing carpet and FSI.
  4. Consent of existing tenant for proposed Self redevelopment.
  5. Photographs of existing building.
  6. Structural Audit report of Licensed Structural Engineer for existing building.
  7. Notice u/s 337, CC application u/s 44/ 69, Identification Performa, Area affidavit, Indemnity Bond etc from Society.
  8. Appointment Letter for Architect.
  9. Municipal drawings for submission.
  10. Application to EEBP along with required scrutiny fees.

After Submission of Application to MCGM

  1. Survey remarks.
  2. Parking NOC with scrutiny fees.
  3. CFO NOC with capitation fees.
  4. Report to commissioner for concession.
  5. Approval of report for required concession from commissioner.
  6. Report for approval of plans claiming plot FSI + Govt. TDR FSI + fungible.
  7. Approval of plans.
  8. Issue of IOD and approved plans.
  1. Payment required to be paid –
    • Additional scrutiny fees.
    • Debris deposit.
    • IOD deposit.
    • Govt. TDR.
    • Fungible premium.
    • Staircase, Lift premium.
    • Development charges.
    • Deficiency open space premium.
    • Labor welfare premium.

After Approval and Before CC up to Plinth

  1. Janata Insurance policy for workers (Contractor).
  2. NOC from assessment department.
  3. Registered undertaking.
  4. Indemnity bond in view of damage etc. and for NA permission.
  5. Agreement with existing tenant along with plans.
  6. Requirement of Reliance energy / TATA Power (Lic. Electrician).
  7. Payment for development charges etc.
  8. NOC from A.E Environment for debris management (contractor).
  9. Excavation permission.
  10. Survey of plot by City survey.
  11. Permission to demolish existing structure.
  12. Appointment of Pvt. Pesticide Control Agency.
  13. From Licensed Plumber –
    • HE NOC.
    • Drainage approval.
    • Bore well permission and certificate from Ground Water Survey Department Authority.
    • Proportionate sewerage line charges remarks and its payment receipt.
    • No dues certificate P form / Water tanker permission.
    • PCO NOC and Payment receipt of advance paid for to prevent epidemics like Dengue, Malaria etc.
  1. Appointment and consent for License Site Supervisor.
  2. From RCC consultant –
    • Certificate for considering IS codes while designing.
    • Soil investigation report.
    • RCC design and calculation.
    • Certificate for provision of building floors.
    • Certificate for cantilevers (projections) and the proportion to load
  3. Demarcation of road from MCGM.
  4. Storm water drainage remarks.
  5. Street lights remarks.
  6. Application for NA permission.
  7. NOC from MTNL.
  8. NOC from SG Tree Authority / Tree cutting permission.
  9. Appointment of consultant for rain water harvesting and design for water harvesting.
  10. Display of board with details.
  11. Title certificate from Solicitor.
  12. NOC from society along with certified extract of General Body Resolution for Development

Before further CC

  1. Material testing report.
  2. Monthly progress report.
  3. Challan of debris.
  4. Water connection for construction.
  5. Obtaining P form through Plumber.
  6. Any other balance condition to IOD.

To Load TDR

  1. Report to commissioner for deduction of TDR.
  2. Approval of deduction of TDR.
  3. Report for entire approval with TDR + Fungible.
  4. Payment as per above before approval.
  5. Issue of IOD and approved plan for entire FSI.
  6. Compliance of revised IOD.
  7. To obtain CC for entire work.

Before obtaining OC

  1. All completion certificate.
    • From Lic. Structural Engineer.
    • From Lic. Site Supervisor.
    • From Rain Water Harvesting Consultant.
    • For Parking.
    • For CFO For Drainage.
    • For Road.
    • For SWD.
    • For Garden.
    • NOC from Assessment Department.
    • Any other required conditions.
  2. Approval of report to grant OC.
