For Submission of Proposal
- 7/12 extract.

- DP remarks.
- Latest survey remarks from AE (Survey) BPWS.
- Latest RL remarks from EET &C.
- Road demarcation from AE (Survey) EET & C.
- Status of existing road from AE (maint) R/N ward.
- Inspection extract of property tax.
- Search and title report from solicitor.
- List of existing members along with existing carpet on the letterhead of society.
- Physical survey plan with width of existing road for plot.
- Copy of Physical survey plan of existing building to ascertain existing carpet and FSI.
- Consent of existing tenant for proposed Self redevelopment.
- Photographs of existing building.
- Structural Audit report of Licensed Structural Engineer for existing building.
- Notice u/s 337, CC application u/s 44/ 69, Identification Performa, Area affidavit, Indemnity Bond etc from Society.
- Appointment Letter for Architect.
- Municipal drawings for submission.
- Application to EEBP along with required scrutiny fees.
After Submission of Application to MCGM
- Survey remarks.
- Parking NOC with scrutiny fees.
- CFO NOC with capitation fees.
- Report to commissioner for concession.
- Approval of report for required concession from commissioner.
- Report for approval of plans claiming plot FSI + Govt. TDR FSI + fungible.
- Approval of plans.
- Issue of IOD and approved plans.
- Payment required to be paid –
- Additional scrutiny fees.

- IOD deposit.
- Govt. TDR.

- Staircase, Lift premium.
- Development charges.

After Approval and Before CC up to Plinth
- Janata Insurance policy for workers (Contractor).
- NOC from assessment department.
- Registered undertaking.
- Indemnity bond in view of damage etc. and for NA permission.
- Agreement with existing tenant along with plans.
- Requirement of Reliance energy / TATA Power (Lic. Electrician).
- Payment for development charges etc.
- NOC from A.E Environment for debris management (contractor).
- Excavation permission.
- Survey of plot by City survey.
- Permission to demolish existing structure.
- Appointment of Pvt. Pesticide Control Agency.
- From Licensed Plumber –
- HE NOC.
- Drainage approval.
- Bore well permission and certificate from Ground Water Survey Department Authority.
- Proportionate sewerage line charges remarks and its payment receipt.
- No dues certificate P form / Water tanker permission.
- PCO NOC and Payment receipt of advance paid for to prevent epidemics like Dengue, Malaria etc.
- Appointment and consent for License Site Supervisor.
- From RCC consultant –
- Certificate for considering IS codes while designing.
- Soil investigation report.
- RCC design and calculation.
- Certificate for provision of building floors.
- Certificate for cantilevers (projections) and the proportion to load
- Demarcation of road from MCGM.
- Storm water drainage remarks.
- Street lights remarks.
- Application for NA permission.
- NOC from MTNL.
- NOC from SG Tree Authority / Tree cutting permission.
- Appointment of consultant for rain water harvesting and design for water harvesting.
- Display of board with details.
- Title certificate from Solicitor.
- NOC from society along with certified extract of General Body Resolution for Development
Before further CC
- Material testing report.
- Monthly progress report.
- Challan of debris.
- Water connection for construction.
- Obtaining P form through Plumber.
- Any other balance condition to IOD.
To Load TDR
- Report to commissioner for deduction of TDR.
- Approval of deduction of TDR.
- Report for entire approval with TDR + Fungible.
- Payment as per above before approval.
- Issue of IOD and approved plan for entire FSI.
- Compliance of revised IOD.
- To obtain CC for entire work.
Before obtaining OC
- All completion certificate.
- From Lic. Structural Engineer.
- From Lic. Site Supervisor.
- From Rain Water Harvesting Consultant.
- For Parking.
- For CFO For Drainage.
- For Road.
- For SWD.
- For Garden.
- NOC from Assessment Department.
- Any other required conditions.
- Approval of report to grant OC.
